Why Velum exists
Velum is a young company, started by two founders who spent years listening to professionals describe their working days. Here is where we come from, who we build for and how we work.
We listened first, then we built
Velum began with a meeting between Victor and Philippe, two former salespeople from the technology-consulting world. For years we worked with French and European B2B clients on agentic AI, data and cybersecurity, notably software vendors, including those serving real estate.
Everywhere in our research, the same scene: the same information keyed into three technology tools, reminders written by hand in the evening, a statutory deadline checked from memory, technology tools that do not talk to each other. And nobody there to protect against a wrong date or a missing document. In 2026 we stopped talking about it and built it. Our conviction fits into one sentence: AI assists, humans decide.
Our mission
Give time back to real-estate professionals: Velum prepares their administrative work, recalculates their legal obligations and flags what their technology tools let through, without ever deciding in their place.
Six to eight hours per week per user: that is the time we project giving back to a firm. Not by removing responsibilities, by removing re-keying.
Our vision
A profession freed from paperwork, not from its professionals. We do not believe in the agency without agents, nor in the firm run by a robot.
The time regained goes back to what AI will never do: the relationship, the advice, the trust. That is where your profession is won, and that is precisely where Velum steps aside.
Simple to understand, designed to break nothing
Our commercial model and our architecture answer the same requirement: no surprises, neither on the invoice nor inside your technology tools.
One licence per person, with modules of your choice
Each team member has a named-user licence, and picks only the business modules they need on it: Sales, Rental management, Building management. A sales negotiator does not pay for building-management features. The common core is always included: documents, contacts, e-signature and regulatory monitoring. No optional extras, no set-up fee, no migration.
Read-only, human validation
Velum joins your browser as a Chrome extension and scans your technology tools in ghost mode: it modifies nothing, marks nothing as read, moves nothing. Replies are saved as drafts, you review them and send them yourself. Personal data is pseudonymised before any call to the AI, and everything is hosted in France on OVHcloud, encrypted with AES-256.
Built with our clients
We move forward with pilot firms, on their own files. Every function is verified on real cases before it is offered, and the double check is written from the legal texts (the Alur Act, the Hoguet Act, the SRU cooling-off period), never copied from your technology tools. When a doubt remains, Velum flags it instead of concluding.
What we do not negotiate
Four rules we hold ourselves to, even when they make our own work harder.
Humans decide
Velum prepares, proposes, flags. The decision, the signature and the sending stay with you, and no binding action exists before your explicit validation.
Telling the truth
Velum never concludes “compliant” about a document it has not seen: it flags what is missing and what remains to be checked. We also say what Velum does not do.
Respect for your data
Hosting in France, AES-256 encryption, pseudonymisation before the AI, a data processing agreement (DPA) provided. Your data is neither resold nor used to train the AI.
Dates recalculated, never copied
The deadlines set by the Alur Act, the Hoguet Act and the SRU cooling-off period are recalculated from the legal text, then compared with what your technology tool holds. A gap is not an opinion: it is a date that does not fall in the right place.

Velum is born
Two founders, one conviction: AI can prepare a firm's administrative work without ever deciding anything on the firm's behalf. The first building block was also the most delicate: scanning a work mailbox without leaving a single trace, not even a message marked as read.

The software takes shape
That first building block grew into a complete software product: three business lines covered, more than 40 features, and five portals, for the property manager, the landlord, the tenant, the co-owner and the buyer.

Going live
Velum moved off our own machines: hosting in France with OVHcloud, a data processing agreement (DPA), a Chrome extension that works with 50+ technology tools, and this website.

First pilot firms
Coming next: we are opening the programme to a handful of firms that will build Velum with us, on their own files.
